Tenant screening begins with credible
information sources. Rancho Mesa Properties uses First
Advantage SafeRent, the nation's leading and most innovative resident screening provider. Prospective applicants complete a comprehensive rental application form- from which First Advantage is able to provide an objective applicant risk evaluation (including complete applicant credit data and previous evictions complied from substantial nationwide landlord-tenant records). Rancho Mesa Properties verifies most application information given by interviewing previous landlords as well as current employers and personal references. Additionally, owners can direct Rancho Mesa Properties to screen for criminal activity to uncover felony, misdemeanor and sex offender public records; available at the multi-state, state, and/or county levels, for an additional fee.

Rent Collection Confidence:
Rent is due on the first of each month and is late if received after the fifth of the month, unless otherwise specified. We collect the rent and mail you the net proceeds between the 20th and the 25th of the month. Owner can make arrangements for earlier monthly payments if needed. When required, late notices are posted on the tenant's front door and mailed to their residence. Tenant removal procedures are started if the tenant does not make arrangements to pay the rent. If eviction proceedings are required, an appropriate independent attorney service will be retained at the owner's expense.

Security Deposit Guarantee:
For your protection, security deposits are required and collected at the time a rental lease is signed. If pets are approved by the rental owner, additional security money is collected when tenants request permission to have pets; ensuring money is available to cover potential property damages. All security deposits are held in a non-interest bearing trust account, as required by the State of California. Once a tenant has vacated, Rancho Mesa Properties performs a move out inspection. If property damage is recognized, the appropriate amount is deducted from the security deposit to cover the required repairs and the maintenance is completed.

Property Surveys Before and During:
We survey your property and digitally photograph hundreds of details before the first tenants move in to establish your property's move-in condition. When appropriate, video documentation is also used to establish the overall property condition for a minimal fee. This provides a written & photographic record of the original condition for the benefit of the owner and tenant. A
move-in report is prepared by the agent for each new
tenant, who is then given 30 days to concur or note details
that may have been overlooked. During the tenant's occupancy,
a bi-annual property survey containing both written and
photographic documentation can be completed on the property
and forwarded to the owner for a minimal fee.

These services will be recommended to you by your agent and authorized work will be completed under our company's supervision.

Accounting and Financial Statements:
Rancho Mesa Properties contracts its accounting through an (link: http://www.pmsoftwaresolutions.com) independent accounting service to ensure that the highest possible accounting standards are maintained. For each property under management a separate trust account is established within the Rancho Mesa Properties accounting system. Thus, all monies received from the owner or the tenant are transacted and tightly controlled in a data system. A nominal Owner's Reserve deposit is used to open this account at the time the property management agreement is signed. Throughout the month, rental income and all legitimate expenses are collected & paid from this account. A 'two month window' financial statement of the monthly revenue and expenses is sent every month, including copies of all maintenance and repair invoices transacted. Finally, Rancho Mesa publishes a special year-end account income and expenses statement for each property under management during the year.
