Mildew can be treated with a store bought cleaner and a brush to scrub it. On the other hand, mold can be black or green. Most of the time this type of fungus is fuzzy. And, the infestations are much larger.

Mold can come in an array of colors and shapes. Black, white, green or grey. Mold can be hidden in between walls, under floors, or in attics. The reality is, San Diego is naturally humid. As a result, mold can become an issue which is why prevention is key to protecting your assets.
Landlord Liability and Prevention
One of the most important steps in prevention is proactive maintenance. Aside from this being the most obvious way to reduce your liability. It is key that you respond quickly and appropriately to tenant complaints. Additionally, you can further minimize your risk by requiring tenants to notify you immediately about issues. Leaks, water damage, condensation, and so on.
Whether you own one property or multiple properties a mold addendum should be in your contracts. If a tenant fails to notify you about a leak or other water issue, how are you protected? Be pro-active. A preventive maintenance program, including regular inspections, should help you avoid mold problems. Additionally, by having a mold addendum in your rental agreements, you protect yourself.
