Wear and tear is inevitable. At Rancho Mesa Properties our preventative maintenance policy utilizes the time a property has when it is in-between renters.
The reality is, even when you have the best tenants there will always be a bit of wear and tear. We strive to ensure that each and every repair that is needed or maintenance that must be completed is done during the in-between renters stage so that your rental property is renter ready!
REFURBISHMENT SERVICES
Whether your property just experienced water damage from a broken water line or a fire due to unattended food on the stove, Rancho Mesa Properties can get the right professionals on task quickly, minimizing the property downtime.

Our Monthly Management Service pricing is based on services needed. Management fee is negotiable for multiple properties (4-plex and higher). Keep in mind, for what usually amounts to a few hundred dollars a month, you can outsource all of the responsibilities related to managing your rental property. Not only is property management affordable, by using our property management services you can actually increase your property's overall profitability.
Yes. Our consultation service is completely complimentary and does not obligate you in any way. The entry level consultation is a Free Comparative Market Analysis that includes a basic neighborhood market trend analysis and listing price advice. We also offer an In-Person Consultation where one of our property managers visits your property and provides a specific pricing range after viewing the condition and amenities of the home, along with suggested upgrades and maintenance recommendations. After our visit, you will have a much better understanding of our services.
Our Leasing Only Service includes consultation, creative advertising and marketing, recommended maintenance, unlimited property showings, in-house application screening (credit check with FICO score, rental history, and employment verification), reviewing the application with you in detail, lease negotiation, lease execution, collection of first month's rent and security deposit, a move-in inspection, and turnover of all original documents. After the process we turn the day-to-day management back to you, or you can elect to add our Monthly Management Service. Our fee for the Leasing Only service is 1 month worth of rent plus $500.
All owners are contacted on repairs over the reserved setup, unless responding to an emergency call. Owners are contacted the next business day after an emergency event. Our contractors respond quickly to requests, as it is understood by all that delays in finding the next tenant can mean lost rental income. We use a combination of our own maintenance technicians and a variety of independent contractors that give you and your property quality work at reasonable prices and quick turnaround.
Condos present several unique challenges. Although managing a condo is similar to other kinds of property management, there are a few things that need to be managed differently. Property management companies like ours partner with your HOA to optimize property values and ensure harmonious living environments for your tenants. The HOA has the right to expect all residents, whether owner or renter, to play by the rules. But with renters, it is up to the landlord to enforce the community's rules, not the HOA. We deal with your HOA directly on your behalf, including distributing governing documents, enforcing rules, and representing you when issues arise with the board.
