Moving out? Here is what to do.
To ensure you receive your full security deposit back, please complete the following before your move-out inspection. Your deposit is returned according to California law and the terms of your lease.
Please give us proper written notice per your lease agreement. Contact your property manager directly to schedule your move-out inspection.

You can pay rent online through the AppFolio Tenant Portal. You can set up automatic recurring payments, or pay manually each month. Contact your property manager if you need help accessing your account.
Submit maintenance requests 24/7 through the Tenant Portal. For urgent or emergency maintenance issues (like a gas leak, burst pipe, or no heat in winter), call our office at (858) 576-2176 immediately. We have emergency availability and a vetted contractor network ready to respond.
Typically, you must give at least 30 days written notice before moving out. Check your specific lease agreement for the exact requirements. Please contact your property manager as soon as you know you'll be vacating.
Under California law, your security deposit must be returned (or an itemized statement of deductions provided) within 21 days of vacating the property. The amount returned depends on the condition of the property relative to move-in. Complete the move-out checklist to maximize your refund.
Generally, landlords are responsible for maintaining the habitability of the property including plumbing, heating, electrical systems, and structural elements. Tenants are responsible for minor issues caused by their own use, and keeping the property clean. When in doubt, submit a maintenance request and we will assess it.
Pet policies vary by property. Check your lease agreement or contact your property manager. If pets are allowed, there is typically a pet deposit and/or monthly pet rent. Never bring a pet into your home without first getting written approval from your property manager.
